We take on a limited number of projects each year so that each receives Anne’s full attention. The process is tailored to the house and the people in it, and it moves through four phases.

Throughout, Anne coordinates with your architect, builder and artisans, so one person is accountable for the design from start to finish.

Discovery
We begin with the house: its structure, circulation and light. Then we map how you live, gather and use each room, so the plan supports the life it will hold.

Design
A material palette and design narrative take shape, then become detailed drawings and specifications, coordinated with your architect and builder.

Construction
Anne stays closely involved on site, answering questions and resolving details as they arise, so the design intent carries through the build.

Furnishing
Furniture, textiles, art and objects are selected, sourced and installed to complete the home and complement its architecture.

Where do you work?
The studio is based in Solana Beach and designs homes throughout North San Diego County, including Del Mar, Rancho Santa Fe, Encinitas, Carlsbad and La Costa.
Who will I be working with?
Anne. Anne Flynn Designs is a deliberately small studio, and Anne leads every project personally, from the first meeting to the final installation.
Do you work with architects and builders?
Yes. Most projects involve an architect, a builder or both, and early collaboration is central to how we work. If you haven’t assembled a team yet, the studio works with a network of trusted architects, builders and artisans.
Do you take on single rooms?
Yes. Kitchens and baths are a large part of the studio’s work, alongside whole-home remodels and furnishing projects.
